California Real Estate License Requirements

Ok, so here’s the icky part. But let me just real quickly run down the California real estate license requirements for you. Before I do, just keep in mind that once you have your California real estate license, you have the potential to make a great living, or at least some good part time money. I’m working on a deal right now that even after all the splits and everything, will end up making me almost $7,000.

You can do this too!

Alright, so here are the general requirements:

  1. You must be 18 years old.
  2. You must be a US citizen.
  3. You must be honest. Criminal convictions can result in denial of license. And failure to disclose any criminal violation or disciplinary action for your entire history could result in a denial of license.

So bottom line, be an 18 year old US citizen, and just be honest.

Now to the specific requirements:

You’ll have to have at least 3 college level courses to qualify for a California real estate salesperson license. These course are…

  1. Real Estate Principles
  2. Real Estate Practice
  3. And your choice of the following:
  • Real Estate Appraisal
  • Property Management
  • Real Estate Finance
  • Real Estate Economics
  • Legal Aspects of Real Estate
  • Real Estate Office Administration
  • General Accounting
  • Business Law
  • Escrows
  • Mortgage Loan Brokering and Lending
  • Computer Applications in Real Estate
  • Common Interest Developments

One nice thing is, if you are a lawyer, if you provide them with the proof (like a front and back copy of your California State Bar Membership Card), you can be exempted from the educational requirements.

If you have already taken the college level courses, you can submit your transcript to fulfill the requirements. Otherwise, you’ll want to get the training from a pre-qualified California real estate license school. I highly recommend going with online education versus offline, just due to the fact that you can work at your own pace, and in the comfort of your own home in order to satisfy the requirements. This is exactly what I did to fulfill my own pre-licensing requirements.

    According to the California DRE you do not have to be a U.S. citizen to have a real estate license. You do however have to have the necessary documents that prove you are in the country legally. A “Green Card” is one of the many examples they listed.

    I was just wondering about something. I live here in Texas and we were considering relocating to California to help out my husbands family. I have finished all the required courses to obtain my Texas Sales License. I just have to go take my test. I have completed the following required courses:
    Principles I
    Principles 2
    Law of Contracts
    Law of Agency
    And an elective: Commercial Real Estate…

    Is there anyway to test out if we DO move, or would I have to retake the classes that California requires?
